The IVORAH process

From imagination to handover.

Every project follows the six letters of our name, with one IVORAH project manager coordinating every designer, maker and trade while you talk to one person. See the full process →

  1. I.

    Imagine

A conversation about your home, how you live, and what you've tried before. We're consultants, not order-takers — we're listening for the problem behind the project: why the kitchen jams when you host, why the family room never gets used. No obligation, no pressure. If we're not the right fit, we'll say so.

  2. V.

    Visualize

We walk your home, measure, and photograph. Then you see the design before it exists: a 2D floor plan and 3D views of your actual rooms.

  3. O.

    Organize

Materials and colors finalized with you — direct-sourced stone, tile, and custom cabinetry — then one fully scoped estimate. When you approve it, that price is the promise.

  4. R.

    Refine

Our install crew re-measures to the millimeter; suppliers produce production drawings; we re-measure on site. Change anything until you approve them — then the design locks.

Questions

Media room FAQs.

Can a media room share space with a game room?

Yes. Many homes combine them — see our game room page for the other half of the space.

Do you install the AV equipment?

It's sourced as part of the design and installed by licensed trades IVORAH engages and manages.

Can you convert a garage or bonus room?

Yes. Conversions are planned as one project, with permits pulled by the licensed contractor.

How dark can the room get?

Dark enough for a projector, using blackout drapery, sealed door sweeps and controlled lighting.

Before you ask

The questions everyone asks.

What does a project like this actually cost?

Most interior work runs $250–$600 per square foot, depending on the materials and how much is made to order. A typical 200 sq ft kitchen lands somewhere between $50,000 and $120,000. We publish the range because it is the honest answer, and because you should be able to find out before you spend an hour on a call.

What is the $500 site visit, and do I lose it?

We measure and photograph your home, then give you a 2D floor plan, 3D views, material selections and an estimate. If you go ahead with the project, the $500 is credited to it. If you decide not to, the work is yours to keep and the fee is not refunded.

Will the price change once work starts?

No. Once you approve the price, it is fixed. Midway through a project in Germantown, import tariffs on the client's order jumped to 55%. We had promised the price would not change, so we absorbed the tariff and paid three times the normal freight for an 18-day expedited shipment. That job earned us no profit and delivered on time. It is the clearest answer we can give to this question.

How does payment work?

50% confirms the order once you have approved the design and the price. 20% when your products ship. 20% during installation. The final 10% after you have walked the finished project and approved it.

How long does it take?

Your first design is ready within 5 business days of the site visit. Once production drawings are approved, everything is made and shipped to your home within 90 days, and installation takes a further 30–45 days. The 90 days is delivery to your door, not a finished room — we say it that way because the distinction matters when you are planning around it.

Who is actually working in my house?

Licensed contractors we have vetted, coordinated by one IVORAH project manager. Vetting means checking the licence, visiting job sites they have finished, and talking to those homeowners. IVORAH designs, sources and manages the project; the licensed trades carry out the installation under their own licence.

Who pulls the permits?

Permits are coordinated through the appropriately licensed permit holder on your job. Interior work only needs one when plumbing, electrical or gas changes — which most kitchens and bathrooms involve.

What happens if something goes wrong mid-project?

You call one person, your project manager, and they already know your project. Conditions nobody could see until a wall came open are handled through a documented change process: we tell you what we found, what it changes and what it costs, before anyone proceeds.

What if I don't like the design?

Change it. Design changes are unlimited until the production drawings are approved. After that they are locked, because that is the point at which the makers start cutting.

Can I live in the house while the work happens?

For a single room, usually yes. Whole-home projects are phased specifically so that you can, and the sequence is agreed before anything is ordered.

What is the warranty?

It depends on the project and the materials you choose; most carry a one-year warranty. The specifics are written into your quote rather than promised in general terms on a web page.

What don't you do?

We don't do roofing, or anything on the outside of the house. Electrical, plumbing and HVAC are never sold on their own — they happen inside a project, carried out by the licensed trade under their licence. And we don't manufacture: we buy from the workshops that do, to our own production drawings.
